2. Terms and conditions of use of the website

• Purpose: to present the “Quinta da Perdiz” property and enable contact, visit requests and data room access requests.

• Informative nature: the texts, photos, videos, plans and figures are indicative and non-contractual; they are subject to change.

• No offer: the content does not constitute a firm offer; any transaction requires separate documents (LOI/preliminary agreement/deed).

• Accuracy: we ensure the accuracy of the information but cannot guarantee its completeness; visitors are responsible for verifying the information.

• Intellectual property: no reproduction or distribution of the content without written authorisation.

• External links: provided for convenience; the publisher is not responsible for their content.

• Availability: the site may be unavailable for maintenance; no compensation is due.

• Liability: the publisher is not liable for indirect damages (loss of opportunity, data, etc.).

3. Information on the sale of the property

• Sale “on file”: access to documentation is granted on a case-by-case basis (named data room, subject to approval).

• Documents: titles, key plans, technical/urban planning information available for consultation; indicative value unless attached to a contract.

• Viewings: organised exclusively by appointment; instructions and viewing area communicated in advance.

• Intermediaries: if you prefer to deal with your usual contact, “Call your favourite agent”; we will coordinate.

• Law applicable to the transaction: the sale of a property located in Portugal is subject to Portuguese law and local formalities; independent advice is recommended (solicitor/lawyer/tax advisor).

• Reservations: price, scope, conditions precedent and schedule will be set out in a LOI/preliminary agreement, subject to acceptance by the parties.

4. Use of documents and confidentiality

• Intellectual property: all documents (texts, photos, videos, plans, maps, certificates, reports, logos) remain the property of their authors and rightful owners; no rights are transferred beyond simple consultation for the purpose of evaluating the property.

• Prohibition on copying/distribution: any reproduction, downloading, capture, transmission or making available to third parties (including social networks, external data rooms, sharing platforms) is prohibited without prior written authorisation.

• Limited use: the information is provided exclusively for the analysis of the property with a view to a possible acquisition; any other use (commercial, promotional, competitive or documentary) is prohibited.

• Sensitive data: personal data and technical/legal information are confidential. It is prohibited to attempt to identify unnamed individuals or to exploit metadata (EXIF, traces).

• Automated extraction: scraping, indexing, automated exploration (bots, scripts, AI) and use of content to train AI models are prohibited without written consent.

• Traceability: access may be registered and logged (connections, consultations, downloads); watermarks may be applied.

• Return/deletion: upon request, you must immediately delete all copies and confirm the deletion in writing (including local/cloud backups).

• Security: sharing personal identifiers or links, circumventing security measures, or accessing unauthorised files is prohibited.

• Reporting: any loss, unauthorised disclosure or security incident must be reported immediately to the website publisher.

This policy describes how B2B Estate processes personal data collected via the website (information/visit/data room forms, cookies) and in the context of property-related exchanges.

Retention periods

• Prospects: 24 months after the last useful contact.

• Data room data: 12 months after the end of access, unless required for security or litigation purposes.
